Lots For Sale

Single-Family Use

All of the Lots shall be restricted exclusively to single-family residential use. The term “single-family” shall include one or more related or unrelated adults, as well as the children of any such adults. No Lot shall at any time be used for any commercial, business, or professional purpose. 

Notwithstanding the foregoing, however, nothing set forth in this section shall prohibit:

1. Peaceful Meadows from conducting such sales, leasing and promotional activities on any Lot as Peaceful Meadows shall determine (including but not limited to using any Tiny Homes as a model home and sales office); or 
2. the Owner of any Tiny Home from using a portion of a Tiny Home as an office, provided that such use does not create regular customer or client traffic to and from such Lot and Tiny Home located thereon and no sign, logo, symbol, or nameplate identifying such business is displayed anywhere on such Lot.

Renting of Tiny Homes

There shall be no rentals of a Tiny Home in Peaceful Meadows for any term, except that any Tiny Homes owned by Peaceful Meadows may be rented by Peaceful Meadows. “Renting” is defined as exchanging the occupancy of any Lot or Tiny Home for money or anything of value.

Nuisances

No nuisance shall be permitted to exist upon any Lot. Without limiting the generality of the foregoing, no exterior speakers, horns, whistles, bells, or other sound devices, except security devices used exclusively for security purposes, shall be located, used or placed on any Lot, or any portion thereof. All walkways in Peaceful Meadows including, without limitation, shall be free from obstruction at all times. No inoperable vehicles or vehicles with expired tags or registrations are permitted in Peaceful Meadows.

Trash, Animals, and Storage

No portion of any Lot shall be used as a dumping ground for rubbish, trash or garbage, nor shall any trash or garbage be permitted to accumulate upon any Lot or in or around the clubhouse area. Temporary garbage containers shall be buried or screened on each Lot so that the same shall not be visible from the street or from any part of any other Lot. There shall be no exterior storage of building, construction or landscaping materials on any Lot.

Types and Attributes of Tiny Homes

Only Tiny Homes sold by My Compact Cottage, LLC d/b/a Tiny Life Homes, its successor, and assigns not to exceed 800 square feet shall be allowed to be constructed or placed upon any of the Lots to serve as permanent dwelling unit(s). No homes or structures or vehicles not meeting the definition of Tiny Home as defined above, or any Tiny Home not sold by or purchased from Tiny Life Homes shall be allowed on any Lot as a dwelling unit.

No Tiny Home may have vinyl siding, masonite siding or T-111 siding.

The following improvements shall be approved by the Board in writing prior to construction:

• Fences.
• Underpinning, which is required on each Tiny Home, and must be faux rock, real rock, metal or stucco (no vinyl underpinning is permitted).
• Landings.
• Patios or porches, covered or uncovered terraces, balconies, or decks.
• Storage buildings, garages, or carports, which must match the Tiny Home in exterior materials and in color.
• Exterior finishes of any Tiny Home and any permitted accessory structures.

Accessory Structures and Vehicles

No campers, motor homes, 5th wheel trailers, trailers, houseboats are permitted in Peaceful Meadows on any Lot. No accessory dwelling units (ADU’s) which are accessory structures designed for any human occupancy, shall be permitted in Peaceful Meadows on any Lot.

Subdivision of Lots

No Lot may be further subdivided into any smaller Lot.

Additional Rules

The Board of Directors may establish rules and regulations for the regulation and use of Peaceful Meadows, such rules to be binding upon each owner of a Lot or Tiny Home.
