What is Peaceful Meadows?

Peaceful Meadows is a deeded-land tiny home community brought to you by Tiny Life®. Located just outside Franklin, NC, the village embodies vacation-style living in the mountains of North Carolina. The almost 29 acre gated community has 78 tiny home sites, and 16 turnkey homes already available for sale!

What are the amenities?

Residents will receive the standard benefits of all Tiny Life® Villages which includes paved roads, water service, private septic systems, high speed internet availability, plus landscaping and maintenance of common areas and community amenities. 

In addition to our standard benefits, Peaceful Meadows also has two gated entrances, a pickleball court, and a dog park. A community clubhouse with a fitness room, kitchen, assembly area, ADA-compliant restroom, and porch picnic area are currently under construction.

Can a resident live here full-time?

Yes.

Are there vacant lots available?

Yes, there are vacant lots in the community for you to place a new Tiny Life® Home upon. A site plan and current price list are available upon request. Lot sizes range from +/- 0.17 acres to +/- 0.84 acres.

How much are the lots?

Lots start at $79,900 and pricing is color-coded on the sitemap. A current price list is also available by request. 

Is there an HOA?

Yes. Although the details are not finalized, it will be $350/year and will be responsible for the maintenance of common areas, water services, the clubhouse, roads, and other shared village amenities. The HOA will also be responsible for enforcing the covenants of the village. Details for the restrictions and covenants are available upon request. You can email info@tinylife.com to receive a copy.

What are the covenants and restrictions?

Here are the basic covenants and restrictions. You can request a more detailed document from your sales rep.

  • Single-family residences only.
  • No businesses in the community. You may have a personal office with no public traffic.
  • No other RVs are allowed including motorhomes, campers, 5th wheels, or houseboats.
  • No rentals (long or short term).
  • Lots may not be further subdivided.
  • Trash accumulation is prohibited.
  • Fencing, outbuildings, patios, and exterior colors must be approved in writing.
  • No vinyl, hardboard, or T-111 siding on any house, carport, garage, or skirting.
  • No poultry, livestock, or other unattended animals are allowed.
  • No abandoned or unregistered vehicles.
  • Accessory Dwelling Units are prohibited.
  • Noise nuisances are prohibited.

What is the responsibility of the homeowner?

The homeowner will be responsible for their electricity, internet, property taxes, private septic system, landscaping of their lot, and maintaining their homes appropriately. If the home uses LP gas, the homeowner will be responsible for refilling their own LP gas tank after the initial tank fill has been emptied. We recommend Thompson Gas Company in Franklin, NC. Are there any additional costs for purchasing a home in this community?

All costs associated with our turnkey homes are included in the price. 

Closing costs, one-time Highway Use Tax (HUT) on the park model RV (3%, max of $2,000), land title transfer tax ($1 for every $500 of the sale price), and annual property taxes will be the responsibility of the homeowner. 

Setup fees for new homes placed in the community will be $25,000. This includes delivery, attachment to the land, hooking up of the utilities, adding skirting and steps, as well as our final White Glove Service. If any home uses LP gas, setup will include a filled LP gas tank with ownership of the tank to be transferred to the homeowner at closing. Ask your sales representative for more details about any of these services.

How much are property taxes?

In Macon County, if land with a park model RV attached to it are both owned by the same person, they are assessed together as real property. As of 2025, the tax rate for Macon County is $0.27 per $100 of value. For more information call Tommy Allen at the Macon County Tax Office at 828-349-2147.

What type of homes are allowed here?

Peaceful Meadows is an RV park model community and only tiny homes sold by Tiny Life® are allowed. Homes  may not exceed 800 square feet. Tiny Life’s park models are constructed off-site and then delivered to the community for setup and installation. Besides the current turnkey homes, only one bedroom homes are permitted due to the septic stipulations and requirements of the state of North Carolina. Additional rooms in the home can only be considered a bonus room or office, therefore no “closet” can be included in that room. 

Can I bring my own tiny home to an empty lot?

Yes, but the home must be purchased through Tiny Life®. We have a variety of models, floorplans and design options to choose from. You can either choose from our inventory for immediate purchase and delivery, or we can help you design a home to meet your needs and preferences. What are the financing options for buyers?

The best option for financing your purchase is to speak with our in-house finance manager, Chris Wedge. His job is to find the best loan type and rates for your home and financial circumstances. How are the homes affixed to the property?

Park model RVs are set on concrete block piers and attached with hurricane straps that are anchored feet into the ground. It is hooked up to the utilities and then skirting, decking and steps are added to the home. 

Is there a warranty for the homes?

  • The standard manufacturers’ warranties will apply on the homes. For Clayton and Tiny Life® park models, the terms are valid for one year from the time the White Glove Service is performed. 
  • Home setup has a warranty for one year and includes the utility hookups, decking, steps, and skirting.
  • The appliances that come with your home will have warranty registration cards and the serial numbers will be provided. See the informational packet provided in the home to determine the warranty details. 
  • You will be responsible for completing all warranty paperwork to activate these warranties.

Is there an age restriction for the community?

No, Peaceful Meadows welcomes people of all ages!

If I decide I want to move my house to another location, can I?

Technically, yes. However, it is not cost-effective once it is set up at Peaceful Meadows. These homes cannot be hooked up to a pickup truck and hauled away. They require special permitting for transportation. A more cost-effective alternative would be to sell the home. We have realtors that can assist in this process.
